I'm Rocky Liu, Managing Director of Ristal, and an experienced management rights owner and operations manager with a decade in Queensland's management rights industry. I hold a Bachelor of Architectural Design from the University of Queensland, and I've spent my career on the front line of residential property, looking after buildings, owners and tenants day in, day out. My business background started early. While still at university, I owned and ran a retail shop at Westfield Carindale. Serving customers every day taught me how much a business depends on trust, responsiveness and getting the small things right, lessons I still apply to every owner and tenant I work with. Drawn to the management rights industry, I took on my first off-the-plan management and letting rights in 2016 at Spice, a mixed short-term and long-term residential building, where I built and managed a letting pool of around 160 of the building's 270 apartments. In 2017, together with a business partner, I took on a far bigger challenge: the off-the-plan management and letting rights for Brisbane Skytower, one of the CBD's most iconic buildings. As the full-time onsite operator and manager, I guided the building through stages one to three of its multi-stage settlement process and delivered outstanding results for owners. I then acquired my third onsite management business at Peninsular, Surfers Paradise, managing more than 60 units across short-term and permanent rentals from 2019 to 2025. That period spanned COVID-19, one of the toughest stretches the rental market has seen. It's where I gained hands-on experience with disputes before the Queensland Civil and Administrative Tribunal (QCAT) and helped owners recover more than $100,000 in lost rent. Today, through Ristal, I manage my own portfolio with a focus on the permanent rental market. Based in Upper Coomera, I service the corridor from Robina through to Brisbane.
